Challenging the norm in Donvale: Oz Property completes collection of smaller footprint homes
Melbourne-based developer Oz Property have announced the completion of a highly-anticipated new townhome collection in the suburb of Donvale.
The project boldly brings smaller footprint living into Victoria’s suburban spotlight. Juxtaposed against sprawling multi-million-dollar homes – Donvale Residences prove that you can achieve high-quality liveability, in under 110 square metres.
Drawing inspiration from innovative techniques used for urban residential design, the collaborative project between developer Oz Property and architect Cera Stribley, saw the creation of seven affordable, architecturally-designed homes on a 750 square metre site.
The development also had to adhere to the suburb’s 9-metre height limit and Manningham Council’s DDO8 (shadowing) restrictions, creating a challenge to deliver an innovative design response while also meeting buyer demand.
As a very car-centric neighbourhood, Oz Property opted for a mechanical car parking system by WOHR, which allows for the parking of two stacked cars, to avoid taking up valuable living space.
Design-wise, the building’s joinery is defined with a striking black external alcatrave, with deep cantilevered balconies providing privacy and maximising access to sunlight. The interiors feature exposed timber beams and ornate fluted glass, aiding as a nod to the suburb’s rich tapestry of mid-century modern architecture.

Oz Property Director Raghav Goel explains that it was important to create a development that would be sensitive to the surrounding neighbourhood and honour Donvale’s history.
“We were conscious of the suburban setting and Donvale’s history, so we wanted this to be part of the brief to the design team. The external form is broken into pairs and it reads similar to a lower density development. It doesn’t interrupt the flow in the streetscape. This was critical for us, as we wanted to ensure we weren’t creating something that stood out – but blended in.”
